Office market Berlin Q3 2011

The Berlin office market showed a space take-up of 398,400 sq m in the first three quarters of the current year, 36% higher than the same period in the previous year. As in the two previous quarters, the largest take-up was in the City-East submarket. The Berlin office vacancy rate has settled at around the level of the previous quarter at 9.4%. Overall, 209,700 sq m office space was completed by the end of the third quarter. Of this, almost three quarters were already prelet. The prime rental level at the end of the third quarter remained unchanged at €22.00 /sq m/month. It stabilised at this level after a rise of 4.8% in the first quarter. The weighted average rent rose year-on-year by 13% to €13.02 /sq m/month.
