In the state capital and the surrounding districts of Hilden, Erkrath, Ratingen and Neuss, around 270,500 sq m office space was taken-up in the first nine months of this year. The reduction of 14% compared with the same period of the previous year is due to the Vodafone lease completion, which dominated the market in the first quarter of 2010. The achievable prime rent in the market area remained stable compared to the previous quarter at €23.00/sq m/month. The weighted average rent fell to €13.44/sq m/month. Compared with the same period of the previous year, vacancy has risen and is currently at around 1 million sq m, which equates to a vacancy rate of 10.7% given a total stock of around 9.4 million sq m. Compared to the first half of 2011, a slight reduction in the amount of vacant office space has been observed.
