NAI apollo group publishes market report for logistics properties in the Rhine-Main region for the first half of 2011
Germany: - Demand for 270,400 sqm of floor space: Twice as much as for the same period the previous year
- 45 percent of total sales: Properties with more than 10,000 sqm
- Most contracts closed: The segments up to 1,500 sqm and between 5,000 – 10,000 sqm
- Speculatively built properties are finding tenants again
- Scarcity due to large number of undeveloped property sales to owner-users
The Rhine-Main region is in big demand among trading companies, manufacturers and logisticians. According to a recent analysis conducted by NAI apollo group, 270,400 sqm of logistics and warehouse space was required there in the first half of this year. This represents more than a doubling of the leases of all market participants compared to the previous year (1st half 2010: 120,400 sqm). Large properties of more than 10,000 sqm were at the focus of the attention of logistics companies. These account for 45 percent of the total leases concluded. Looking at the number of contracts closed, most of the deals were made in the segment up to 1,500 sqm and in the range between 5,000 to 10,000 sqm. Martin Birkert, authorised signatory of NAI apollo group: "Thanks to the good economic situation and based on the backlog of leasing requests we already have on our books for the second half of the year, we expect the market to reach the 400,000 sqm mark, which would put us back at the level from before the financial crisis".
The fact that speculatively constructed buildings are finding tenants can be seen in the leasing of 4,300 sqm on the MainLog Gehespitz property by Panalpina. This 22,000 sqm project is scheduled for completion in September 2011. Around 17,000 sqm of logistics space are still available on it. NAI apollo group has co-exclusive agency rights.
Developments in the investment field are out of the ordinary. In the first half of the year many properties were sold to owner-users, for example in Erlensee to Dachser (47,000 sqm) and Heinemann (53,000 sqm). In Neu-Isenburg the trading company Rewe purchased more than 200,000 sqm on the MainLog Gehespitz property. "This trend is leading to a significant shortage in properties in the Rhine-Main area that can be built on and used for logistics purposes," says Martin Birkert.
Our activities: Among the top tenancy deals agented by NAI apollo group are 7,500 sqm to TNT innight in Gross-Gerau, 6,600 sqm to Pfenning Logistics in Gernsheim and 4,000 sqm to CAT LC GmbH in Rüsselsheim, one example of our sales is a property of 15,500 sqm in Heppenheim to an owner-user, with 5,700 sqm of hall space and 1,100 sqm of office space.
